Teaching and circulation spaces across a large campus, specified for maintenance as much as for effect.

Campus work is judged over decades, not on opening night. A scheme that needs a scissor lift and a discontinued lamp type to stay alive will look wrong within three years, regardless of how it photographed at handover.

Fixture families were kept deliberately narrow so the facilities team holds a small spares inventory, and mounting positions were checked against real access equipment before they were fixed.

The visible result is a campus that still looks specified rather than patched — which is the whole argument for putting this much thought into a maintenance schedule.
